Cherokee County has experienced multiple significant tornadoes. From 2003-2013, the county recorded 4 tornado events causing approximately $19 million in property damage and 25 injuries.
The most devastating was the April 27, 2011 EF-3 tornado during Alabama's historic "Super Outbreak" — it tore through the Gnatville area with catastrophic force. More recently, on Memorial Day 2024, an EF-1 tornado with 105 mph winds touched down near Cedar Bluff, downing trees and damaging homes.

Hail
Hail is actually more frequent than tornadoes — and causes significant roof and vehicle damage.
Cherokee County recorded 71 hail events from 2003-2013, averaging about 7 per year. That's a greater than 70% chance of hail in any given year. Most events cause minor damage, but severe hail can devastate roofs, siding, and vehicles.
The worst on record: softball-sized hail (4.5 inches) fell in Centre on May 2, 2003, causing about $65,000 in damage in a single event.
Severe Thunderstorms
The county logged 89 severe thunderstorm incidents (winds 58+ mph and/or large hail) from 2003-2013, resulting in approximately $470,000 in property damage. Straight-line winds from thunderstorms can be as destructive as small tornadoes — knocking down trees, ripping off siding, and downing power lines.
Flooding
With Weiss Lake and the Coosa River defining much of our landscape, flooding is a real concern — especially in certain areas.
Three types of flooding affect Cherokee County:
- •River/lake flooding: Weiss Lake can rise above its banks during heavy rain
- •Flash floods: Intense rain overwhelms drainage, particularly in low-lying areas
- •Stormwater runoff: Poor drainage causes localized flooding
Known Flood-Prone Areas:
- •Cedar Bluff (Weiss Lake frontage)
- •North side of Centre (bordering lake and river)
- •Park Street in downtown Centre (has flooded to closure; a car was swept away in 2009)
- •LaRue Finis Road mobile home park in Leesburg
- •AL Highway 35 and County Road 68 intersection in Gaylesville
These areas fall within FEMA Special Flood Hazard Areas (Zone "A") — meaning a 1% annual chance of significant flooding.
Tropical Storm Remnants
Though we're inland, Gulf hurricanes can affect Cherokee County. Hurricane Dennis remnants (July 2005) knocked out power to 3,600 county residents. Hurricane Katrina's tail (August 2005) downed trees and power lines across the county. These events remind us that storm season runs June through November.
What Does Home Insurance Cover During Storms?
A standard HO-3 homeowners policy covers most storm damage — but not everything. Here's what's typically covered and what's not:

- •Wind damage: Roof damage, blown-off shingles, siding damage, broken windows from wind

- •Additional living expenses: If your home is uninhabitable after covered damage, your policy pays for temporary housing
❌ NOT Covered by Standard Homeowners Insurance:
- •Flood damage: Rising water from lakes, rivers, creeks, or heavy rainfall pooling is NOT covered — period. You need separate flood insurance.
- •Earthquake: Rare here, but not covered. Can be added separately.

The Critical Flood Exclusion
This is the most important thing to understand: Water from the sky (rain through a damaged roof) is covered. Water from the ground (flooding) is not.
If Weiss Lake overflows into your home, your homeowners policy pays nothing. If a flash flood fills your basement, your homeowners policy pays nothing. Only a separate flood insurance policy covers flood damage.
If you're anywhere near the lake, river, or known flood-prone areas, flood insurance isn't optional — it's essential.

A percentage deductible can be much higher than you expect. On a $300,000 home:
- •1% deductible = $3,000
- •2% deductible = $6,000
- •5% deductible = $15,000
If your damage is less than your deductible, insurance pays nothing. A 5% deductible on a $200,000 home means you'd pay the first $10,000 of any wind or hail claim yourself.
What to Do

Key Facts About Flood Insurance
- •30-day waiting period: You can't buy flood insurance the day before a storm and have it apply. New NFIP policies have a 30-day waiting period before coverage begins.
- •Separate policy: Flood insurance is purchased separately from homeowners insurance — either through the National Flood Insurance Program (NFIP) or private insurers.
- •Covers building and contents: Flood policies cover structural damage and personal belongings damaged by flooding.
- •Relatively affordable in low-risk zones: If you're outside the high-risk flood zones, flood insurance can be surprisingly inexpensive and provides peace of mind.
Weiss Dam Consideration
Weiss Dam is rated as a high-hazard dam — meaning if it ever failed, severe downstream flooding would result. While failure is extremely unlikely (Alabama Power maintains it carefully), this is another reason lakefront property owners should carry flood coverage. Dam failure flooding would be covered under flood insurance, not homeowners insurance.
What's the Difference Between Replacement Cost and Actual Cash Value?
This distinction matters enormously when you file a storm claim — especially for roof damage.
Replacement Cost Value (RCV)
- •Pays the full cost to repair or replace damaged property with new materials
- •No deduction for age or wear
- •You receive enough to actually restore your home to pre-loss condition
Actual Cash Value (ACV)
- •Pays the depreciated value of damaged property
- •Deducts for age, wear, and remaining useful life
- •You receive less than it costs to replace
Roof Example
Your 15-year-old roof (expected 20-year lifespan) is destroyed by hail. Replacement cost: $20,000.
